Tenancy Policies

Tenancy PoliciesAs a registered social landlord, Ocean is committed to building and letting homes that are of good quality and at a rent that is affordable. We are a member of the Cornwall Homechoice Partnership and seek to advertise all our available properties through Cornwall Homechoice to those applicants on the Homechoice register. This commitment is reflected in Ocean’s Allocation and Lettings policy.

Although most existing Ocean homes are re-let at ‘social’ or ‘target’ rent levels, new-build homes will be let at ‘affordable rent’ levels, following government changes to the way in which the cost of new developments are now funded. Such properties will also be let on fixed-term Assured Shorthold tenancies, as opposed to most Ocean properties, which are let on lifetime, Assured tenancies. All new Ocean tenants will initially be offered a Starter tenancy when they are first signed up for their home. Ocean’s Rent policy detail how rents are calculated and the Starter tenancy and Affordable Rent tenancy policies provide information as to where and when Starter tenancies, Assured tenancies or fixed-term Assured Shorthold tenancies may be applied.

Ocean provides a variety of communal services to tenants, including communal cleaning and grounds maintenance services, as well as estate lighting and septic tank provision in more rural areas. The provision of such services comes at a price and Ocean’s Service Charge policy states how we will equitably charge customers for the services they receive.

Ocean also owns the freehold of approximately 130 leasehold flats, sold under the Preserved Right to Buy or Right to Acquire, for which landlord services are provided, as well as approximately 220 Shared Ownership properties. The Leasehold Management and service charge policy details Ocean’s commitment to meeting its responsibilities to Leaseholders under the terms of their leases, and to providing them with high quality services in the management and maintenance of their homes.
