The Site.

The site sits in a corner of a much larger estate built by the local council in the 1950’s and comprises a disused garage block and hard-standings, two 3 bedroom Cornish Unit pre-cast reinforced concrete (PRC) dwellings requiring extensive reinstatement, a small parcel of Council owned land and an adopted highway turning head.The scheme was designed to deliver an exceptional level of thermal performance, so much so that the 8 dwellings are heated passively with no primary heating source.The 235mm single skin timber frame build-up (Frame UK Ltd) achieves a u value of 0.15W/m2.Solar water heating (Worcester/Boch), a heat recovery system (Ventaxia), high performance doors and windows (Clearwood Joinery) and 400mm roof insulation (Crown FrameFill) complete the picture of a small thermally efficient development with all major components sourced within a matter of a few miles.

The Scheme

Hannaford Close was named in memory of an elderly resident, active during the design of the scheme but who sadly did not live to see its completion.The scheme consists of 8 social rented properties comprising 2 x 2B4p houses, 2x3B5p houses and 4x2B4p apartments.The design echoes the Dutch hips featured on some of the existing properties and has benefited from local resident feedback and more detailed input by Ocean’s multi-stakeholder Design Advisory Group (DAG).The new homes utilise the Advantage South West (ASW) timber framed MMC product, Oceanis one of the four founder members of the ASW partnership, a regional enterprise which won the Housing Corporation Gold Medal for Procurement in 2007.

Hannaford Close is typical of Ocean’s ambitious development programme which channels significant investment into Cornwall’s rural settlements and brings to bear the synergy of its Group structure withall aspects of Design, Development and Construction undertaken by Ocean Housing Group subsidiary companies.
